MANSION HOUSE is a 100% non-smoking property. All guest rooms, balconies and porches are non-smoking. Cleaning fees up to $250 will be applied for violations of our smoke-free policy.

Call us at (508) 693-2200 by 3pm, two days before your arrival date, and reschedule your visit with no change fee. Plan for later in the year, or give yourself something to look forward to!

An additional deposit is required for any rate increases. If there is a rate decrease for the new date, the original rate applies. We ask that you make your new plans within thirty days of your original booking.

All major credit cards accepted

A note about refunds, credit cards and debit cards: We issue all applicable refunds immediately. It is at the discretion of your credit card company as to how long it takes to process your credit. As a general rule, it can take two to ten business days to receive your credit.

Debit cards: Because different banks work in different ways, your original authorization or deposit can take up to ten business days, even though we refund the charges as soon as we're able.

General Policies

  • Check-in

    Check-in time is 3pm. Check-out time is 11am.

  • Rates

    Subject to change, without notice, except for confirmed reservations with a deposit. Rates reflect availability and season. Rates are per-room and based on double occupancy. $25 per additional guest(s) per night. Rates are subject to state and local room taxes and fees.

  • Deposits

    A full deposit is required on all reservations of 1-3 nights. A deposit of 50% of the total stay is required on reservations of more than four nights; the balance is due fourteen days prior to the scheduled arrival date.

  • Cancellations

    With fourteen (14) days or more notice prior to your confirmed arrival, any cancellations (including a shortening of stay) will be charged a ten percent cancellation fee. Shortening of a stay must still meet any minimum stay requirements. With thirteen (13) days or less notice prior to your confirmed arrival, deposits become non-refundable for any cancellations (including shortening of stay).

  • Parking

    Most people choose not to bring a car to the Island (and we encourage you not to, as we’re conveniently located just off the ferry), but if you do, please note that Mansion House offers limited parking, offered on a first-come, first-served basis.

  • Bicycles

    Mansion House offers a locked storage shed. We ask that no bikes are brought into Mansion House guest rooms.

Group Policies

If your party blocked rooms for your event, it is not possible to reserve online. Please give us a call at (508) 693-2200 and we will assist you with your reservation.
  • Reservations

    All reservations for seven or more guest rooms will be considered a Group. Reservations that have been “picked up” or booked from the group remain part of the Group and are subject to group policies. All group requests are coordinated by an assigned Mansion House representative. Please contact us for more information.

  • Deposits

    A deposit of 50% is required at the time of booking to secure the room block. The remaining balance is due 90 days prior to the date of arrival based on the contract and season. Rooms that are not paid in full at this time will be cancelled and released from the room block. Please refer to the contract or group coordinator.

  • Credit Cards

    If you choose to pay the deposit(s) by credit card, we may require a signed authorization from the card holder. All information will be sent to the coordinator if an authorization is required.

  • Cancellations

    All cancellations, including shortening of stay dates, must be made 90 days prior to the scheduled day of arrival. That includes any reservation made from the group block. The cancellation fee is 25% of the total deposit.

Pet Policies

  • Booking

    Dog-friendly rooms are limited, intended for small and average-sized dogs and must be booked in advance only by phone. Please call (508) 693-2200. Oversized or unusual pets must be pre-approved on a case-by-case basis. Due to increased allergens, cats are not allowed. We reserve the right to not honor your reservation upon arrival, if a pet owner shows up with a poorly controlled, smelly, disruptive furry friend.   • Designated Areas

    Pets are prohibited from non-designated rooms and areas. Pets must be kept on leash when outside the guest room, and walked off-property.

  • Cleaning Fee

    A cleaning fee of $75 per pet will be applied to the deposit.

  • Waiver

    Upon arrival, the pet owner will sign a waiver agreeing to pay for any damages caused or extra-cleaning needed due to the pet.

  • Supervision

    Pets must never be left in the guest room alone unless safely crated and able to stay quiet. We expect that pets will not disturb other guests by barking or whining. A cell phone number where we can reach you at all times while you are staying with us is required. If your pet is not well-behaved or disturbs other guests, the Inn has the right to ask the owners to kennel their pet or leave. If we cannot reach you, we reserve the right to remove your pet from your room. No refunds will be offered.
